Design
We will conduct a measured survey of the property and generate existing plans and elevations to be able to come up with a draft design based on your brief. Once you have time to review and comment, we will make the necessary changes and prepare the drawings for planning.
Build
Once the contractors have started on site, we offer a service that generally only requires a site visit a week to monitor the quality of the build, and to answer and deal with any questions that you or the builders might have. It also includes a snagging process which provides a report at the end to the builder for all the items that might need tweaking.
Planning
We will make any relevant planning applications on your behalf and act as your agent through the planning process. Your local council will usually have a 2-week validation period and the application will be reviewed within 8 – 12 weeks. We will aim to liaise with the planning officer during the second week to access how the application is going.
Tender
This is the process to receive multiple, comparative quotes from your builders and prepare your project ready to start on site. To achieve this, we would need to obtain a structural design, detailed drawings, and specifications, and potentially deal with any drainage and party wall matters. We work with several recommended professional consultants and builders that can provide these services.
